How much involvement do you require from me?
Next to none. Once we get your account setup, we only need your help to approve expenses above our pre-authorized spending limit. -
Am I required to make my property available to Section 8?
Yes, California law requires that all Landlords accept housing vouchers as a form of income. -
Are you licensed?

Can I reach you after hours?
Our company is available 24/7 to respond to maintenance emergencies. -
Can you put the money directly into my account?
Yes, you can use our Owner Portal to transfer funds to APMS electronically. -
Do I get to see the lease or sign it?
APMS is a full-service property management company that handles all aspects on your behalf, including signing the Lease. A copy of the signed Lease will be available to you in the Owner Portal. -
Do you sell real estate too?
No, we specialize in Property Management. We have a trusted Realtor partner available when our clients are interested in selling or buying. -
How and when do I get my checks?
All distributions are made using ACH and are sent out approximately mid-month. -
How is rent collection handled?
The majority of our Resident’s use our Tenant Portal to setup automatic ACH rent payments. We’ll accept almost all forms of payment. -
Do you pre-market properties?
No, we have learned the hard way that advertising a property that isn’t move-in ready can lead to big problems. It’s false-advertising to show a property that doesn’t look like what a prospective tenant will receive. -
How long of a lease do you sign?
APMS prefers long-term leases that offer our client’s stability. If you want a short-term lease or long-term lease we will take that into account. -
How much security deposit do you charge the tenant?
We used a risk-based scoring system to calculate the security deposit amount. The lowest we offer is 1.25x the rent for single family residences (SFR’s) and the highest is 2x, per CA law. Exceptions are made when required by law. -
How soon can you start managing my property?
Right away! We try to move quick. Realistically, it takes a few days to get setup. -
What type of properties do you manage?
We manage all types of residential properties. -
What type of reports do I get and how often?
The Owner Portal provides a lot of options. The standard Owner Statement is published each month. The portal also provides a real-time general ledger. If you want more information we have dozens of additional reports we can make available to you. -
Who holds the tenant security deposit?
APMS holds security deposits. -
Do I get to review rental applications and select the tenant?
No, this is an area where APMS delivers a ton of value to our clients. Screening rental applications is something we are very, very good at. We have a long history of placing quality tenants and do so in compliance with all fair housing laws. Let us do what we do best.
